The Fairfield Partnership controls over 250 hectares of land to the north and east of Elsenham in Uttlesford District in Essex, located on the West Anglia rail line close to Stansted Mountfitchet, Bishop’s Stortford, Stansted Airport and junction 8 of the M11 Motorway.

Concentrating the majority of development in a single location is the most sustainable solution to Uttlesford's long term housing needs, alleviating pressure on the District's historic settlements like Great Dunmow, Saffron Walden and Stansted Mountfitchet.

There is a lack of affordable housing for young people in the District, and many of those who grew up in the area are having to move away to find somewhere affordable to live. Uttlesford District risks becoming economically stagnant if younger people cannot stay to live and work in the area.
